GRAFTON 鈥 The Grafton Plan Commission tonight will consider a concept plan for a 5,820-square-foot Parker John鈥檚 BBQ and Pizza on the northwest corner of Port Washington Road and Hunter鈥檚 Lane.
The restaurant was founded in Kiel in 2008 by Aaron and Jennifer Sloma and now has six locations in the Fox Valley, Sheboygan and Road America Concessions. The restaurant is named after the Slomas鈥 son.
Parker John鈥檚 specializes in smoked meats, barbecue sauce and house-made sides 鈥 and pizza. According to its website, the couple started the restaurant as a way to bring a pizza delivery shop to the Kiel area.
The couple have a background owning a supper club and also worked three years in Kansas City restaurants.
According to information provided to the Plan Commission packet, the desired site is 2.3 acres. The concept plan also called for an 1,830square-foot outdoor dining patio, 94-space parking lot, smokers and fire wood storage and dumpster enclosure.
It would be open Monday through Saturday from 11 a.m. to 9 p.m. and Sunday from 11 a.m. to 8 p.m. There would be two shifts with up to 30 employees.
The property is currently zoned RH-35 Rural Housing-35. The village zoning code defines that as a district intended to act as a "holding zone" to preserve productive agricultural lands in the long-term, protect existing farm operations from encroachment by incompatible uses, promote further investments in farming, and may maintain eligibility for farming incentive programs.
However, the village鈥檚 Comprehensive Plan Future Land Use Map identifies it as 鈥淚nterchange Business鈥 which is described as 鈥淐arefully controlled mix of top-tier regional commercial, hospitality, office and institutional uses with high quality building materials, generous landscaping and limited signage.鈥
It is anticipated that the property would be rezoned to RMU Regional Mixed Use to accommodate the use, according to the Plan Commission packet on the concept plan.
A 116-page traffic study was included with the Plan Commission packet. It concluded that no changes are necessary at the Hunter鈥檚 Lane/Port Washington Road signalized intersection.
The Slomas plan to start construction in spring 2025 and be completed by October 2025, according to the Plan Commission packet.
The development will require site plan approval, conditional use permit, certified survey map and rezoning approvals.
